Project Overview

The Carolina Classic was created for a growing family who needed a home that matched their lifestyle, not a one-size-fits-all floor plan. After searching for builders, they discovered that no traditional builder could give them the exact upstairs layout they needed for their teenage sons. Modular construction offered the customization, flexibility, and value they were looking for.

Their vision was clear:
A simple, comfortable two-story home with the primary bedroom on the main floor, and an upstairs floor dedicated entirely to their sons, complete with three bedrooms, a shared bathroom, and a common hangout/TV room.

The Site

Set on a flat, cleared rural lot, the property required minimal site prep, allowing the design to focus entirely on the family’s needs rather than land limitations. With no slopes, trees, or access challenges, the build site offered a clean slate for customizing the home.

Design & Customization

The family selected a two-story floor plan, but the upstairs was fully redesigned to fit their exact needs while staying within the required square footage.

Key customizations include:

• Three upstairs bedrooms sized specifically for their teenage sons

• Dedicated upstairs common/TV room

• Redesigned upper bath layout

• Front and back porches built on-site

• Attached garage constructed on-site

These changes were all driven by client needs, showcasing modular flexibility without inflating costs.

The Build

The entire project from initial design to move-in was completed in 8 months. With a straightforward site and few construction obstacles, the build progressed smoothly and on schedule.

The only major administrative hurdle was zoning, as the lot had previously been part of a much larger parcel. Our team worked closely with the zoning agency to complete the subdivision and obtain all necessary approvals.

Connection to an existing septic system required maintenance and updates before approval, which was handled during site prep.
