COMING SOON: mountain retreat
Boone, NC
About the Home
This custom nearly 3,000 sq. ft. mountain cape is being built as a full-time family home in Boone, North Carolina. Designed around expansive views of the Appalachian Mountain range, the home blends classic mountain architecture with clean, modern detailing.
With black window packages, timber framing accents on both the front and rear overhangs, and a strong connection to the surrounding landscape, this build reflects a timeless mountain aesthetic while maximizing interior openness.
The Location
Situated within a neighborhood development in Boone, NC, the property offers elevated views overlooking the Appalachian Mountains. The orientation of the home was carefully planned to ensure the primary living spaces face the mountain range, capturing natural light and scenery throughout the day.
Mountain builds demand thoughtful planning — not only for views, but for climate, weather windows, and permitting requirements.
The Client vision
The homeowners approached this project with a clear goal: to build their long-term family home in the mountains on their own lot.
Their priorities included:
A custom-designed cape layout
Open, functional living space
Strong architectural presence
A home built efficiently and protected from harsh weather exposure
Quality and speed were major decision drivers. They also valued the protection modular construction provides — minimizing the risk of prolonged weather exposure during the build process.
Design & Architectural Features
This project is based on a fully custom floor plan brought to us by the family.
Key architectural elements include:
Approximately 3,000 square feet
Cape-style design
Black window package
Timber framing accents on front and rear overhangs
Maximized open-concept living areas
A primary focus of the design was maintaining openness within the main living spaces while preserving structural integrity in a modular build format.
Mountain Construction Considerations
Building in higher elevations comes with additional planning requirements.
Cold-weather conditions required us to carefully monitor temperatures before pouring concrete. We waited for an appropriate weather window to ensure proper curing and long-term foundation performance.
One important takeaway for mountain builds:
When possible, breaking ground during warmer months reduces weather-related delays and improves overall construction flow.
Additionally, in Watauga County, the permitting process requires submission of two paper copies of stamped plans — a small but important procedural detail unique to the region.
Why This Project Stands Out
This home represents a true custom modular build in a mountain environment.
Between the fully custom floor plan, the open interior layout, the mountain-facing orientation, and the climate considerations involved in the build, this project showcases how modular construction adapts effectively to more demanding environments.
It’s another example of how quality, efficiency, and strategic planning come together — even in the mountains.
