Suburban Farmhouse
Fort Mill, SC
A functional, flexible two-story home designed for modern living.
From the homeowner
"It has been a pleasure working with Fernando and his team at Impresa! I walked into this thinking “modular” was a dirty word in home building but I have been proven so very wrong. We were able to be fully involved in everything from excessively modifying the floorplan to having the freedom to choose and provide our own fixtures and detail elements. Watching the process unfold, and being able to actually see the quality construction inherent in a modern modular home has been eye opening. We have a fully customized modular home, and love it. I’ve already recommended Impresa to several people, and will continue to with full confidence."
Project Overview
The homeowners came to us with a clear vision: they needed a home that supported their work-from-home lifestyle, maximized functionality, and stayed within a defined budget. After exploring their options, they chose modular construction for its flexibility, quality, and the confidence they felt throughout the process. Their goal was a custom space: practical, efficient, and perfectly aligned with how they live day-to-day.
The Site
Nestled in a heavily wooded suburban lot, the land provided privacy and natural beauty with minimal obstacles. With no major restrictions and easy access, the property offered an ideal canvas for the home they envisioned. The site’s simplicity allowed the design to focus entirely on livability, comfort, and customization rather than overcoming terrain challenges.
Design & Customization
The homeowners selected a two-story floor plan, which gave them room to shape the home around their specific needs.
Several key customizations helped the home function exactly as they hoped:
Reconfigured staircase direction for improved flow
Interior wall insulation for added privacy between bedrooms
Relocated upstairs laundry for convenience
A unique garage design with a full deck built on top
13' garage ceiling height to accommodate a car lift
Every change was practical, intentional, and tailored to how they planned to use the space.
The Build
The project moved through a 2.5-month design phase followed by a 7-month build. Most of the construction progressed smoothly, with modular efficiency keeping the project on track.
However, a stretch of heavy summer rain including a hurricane temporarily slowed exterior work and pushed back the delivery date. Clear communication and continual client updates kept everyone aligned and reassured during the delays.
We combined construction methods to achieve the homeowners vision. A site-built garage with the modular constructed home makes this project stand out architecturally and technically.
Materials & Style
The home features a modern farmhouse style with:
White board and batten exterior siding
Rich brown trim and black exterior details
Clean, timeless lines
A standout deck above the garage
Thoughtful window and insulation upgrades
The combination of modular precision and thoughtful customization resulted in a home that feels both intentional and welcoming.
Client Experience
The homeowners loved the transparency, communication, and flexibility of the process. They remained engaged and excited from start to finish, and have since become our #1 advocates, a testament to their satisfaction and the quality of the relationship built throughout the project.
A meaningful turning point came during site prep, when they decided to add the attached garage. It enhanced both the functionality and overall look of the home, and ultimately became one of their favorite features.
Challenges & Solutions
Rain & Hurricane Delays: Managed through clear communication and adjusted timelines
Permit Modification: Updated with the county to accommodate the last-minute garage addition
A key takeaway?
Never schedule a home set in July, Mother Nature has other plans.
The Finished Home
The completed home aligns perfectly with the couple’s original vision: functional, efficient, comfortable, and truly theirs. The elevated deck, the unique garage design, and the seamless blend of modular and site-built construction make this project a standout in our portfolio.
The homeowners were thrilled with the final result and the project remains a great example of how thoughtful modular customization can deliver a highly personal, beautifully crafted home.
