Project Overview
The Waxhaw Estate was created for a family of four seeking a true generational home, a place designed with intention, cultural principles, and long-term comfort in mind. After discovering that traditional site builders estimated 2.5+ years and 30% higher costs, they turned to modular construction for speed, precision, and value.
The clients arrived with a Feng Shui–certified custom floor plan and a clear vision for their forever home. Every detail from room placement to home orientation was designed with purpose, balance, and family harmony in mind.
The Site
Located on a private 20-acre rural property with a 6-acre lake, the site offered ample space and flexibility. Sitting near the top of the property, the homesite provided views, privacy, and the ideal position for the family’s future pool.
Because the property was wide and open, access was simple, and placement could be optimized fully for Feng Shui considerations, natural light, and outdoor living.
Design & Customization
The clients chose a modern farmhouse style, but the floor plan was 100% custom, not a modified template. An in-law suite was designed as a hybrid space that could function either as an integrated part of the home or a fully independent living unit with its own bedroom, living area, and kitchenette.
Minor functional adjustments were made to ensure smooth flow and long-term usability, especially in the in-law suite and transition zones.
The Build
From first breaking ground to Certificate of Occupancy, the project was completed in 8 months, especially impressive for a home of this complexity and scale.
This build pushed the boundaries of modular engineering:
The home was three modules deep, requiring an entirely panelized roof to be built on-site.
More than 40 individual roof panels were transported, sequenced, lifted, and assembled.
14 modules and 17 carriers were required to deliver and set the home.
Set day alone required extensive coordination, from offloading panels in the correct order to managing equipment and crane logistics across the large property.

The family valued our open communication, responsiveness, and clarity throughout the process. Their research into modular construction had prepared them well, but they appreciated the peace of mind and transparency we provided from day one.
They remained involved throughout construction and felt consistently informed, especially important for a project of this scale.
Challenges & Solutions
The most significant challenge was the roof assembly. The large number of panels required a full day of organization and sequencing prior to installation.
We solved this through:
systematic unloading and sorting
extended crane and set-crew operations
proper site planning to use the available space
additional manpower and specialized equipment for carrier movement
A key lesson learned, and one the client appreciated was the importance of coordinating factory packing logistics with the order of site assembly.

The Waxhaw Estate fully matched the clients’ vision and delivered their forever home in a timeframe far shorter than conventional builders could offer.
