Built for a family’s daughter on an existing property with a horse barn, the home balances simplicity with thoughtful outdoor living spaces—demonstrating how modular construction can integrate seamlessly into a rural setting.

The Vision

The goal was straightforward: build a warm, livable home that maximizes the beauty of the land while delivering the space needed for everyday living. The plan included three bedrooms, two and a half bathrooms, and a layout that connects indoor comfort with outdoor enjoyment.

What makes this project unique is how the vision evolved during construction—most notably with the addition of a screened-in porch and attached garage, enhancing both functionality and connection to the property.

Site & Location

Located in a rural area of York County, the property offered a scenic and peaceful setting with minimal site constraints. Unlike many builds, the lot itself allowed for a smooth construction process, free from major grading, access, or zoning challenges.

However, the remote nature of the property introduced one key complexity: utility connections. Extending services over long distances required careful coordination and planning.

Design & Floor Plan

The homeowners selected a multi-story floor plan that met their needs from the start, requiring minimal customization. The layout provided efficient use of space while maintaining a comfortable, open feel throughout the home.

Rather than heavily modifying the structure, the focus shifted toward enhancing the lifestyle experience—adding features like the screened porch to better utilize the surrounding land.

Building Process
